Choosing the right tenant

We work hard to select the right tenant for your property and will always have them professionally referenced. We use a referencing company who will carry out stringent credit checks which include work history as well as references from previous landlords and can also provide you with rent protection insurance. Our diligence will help the landlord to get the full picture regarding the tenants background and history.

 

Legal obligations

We will also advise on what your obligations are as a landlord to make sure your property complies with all the relevant regulations concerning gas, electrics and furnishings.

Standard Lettings Service 10.00% + VAT 12.00% (inc VAT) Including tenant find

  • We will advise on the market value and advertise on all portals
  • We will conduct viewings, obtain documentation from prospective Tenants and carry out credit/reference checks including Right to Rent checks
  • We will collect the first months rent and deposit but not register the deposit
  • We will arrange the inventory check in, if instructed and then the Tenant will be passed onto the Landlord to deal with the tenancy going forward

 

Rent Collection Lettings Service 12.5% + VAT 15.00% (inc VAT) Including tenant find and collection of rent

  • This service includes everything in the Standard Lettings Service but we will also collect the rent on behalf of the Landlord

 

Fully Managed Service 15% + VAT 18.00% (inc VAT) Including tenant find, rent collection and tenancy management

  • Properties fully managed are more attractive to prospective tenants
  • Landlord and tenant have a single point of contact within the management department
  • Time-consuming tasks are taken care of by our property management team
  • Property maintenance is swiftly handled by qualified contractors
  • Legal and contract queries are taken care of
  • Arranging and following up on 3-6 monthly interim property visits
