Visit the area you like

Our advice before you even start to look at properties is to decide on an area you like and try and gain an understanding of the different types of property available. Explore the high street and neighbouring roads not forgetting shops, restaurants and other amenities. This will give you a greater insight into the type of area you might be living in and will also help you make a decision. Property prices can vary within an area and even within a road. Alternatively, if you are looking for an investment property this will help you understand what appeals to potential tenants.

 

Organise your finances

Once you have a clearer understanding of this then its time to see a mortgage advisor (unless your are lucky enough to be a cash buyer) who will be able to tell you exactly how much you are able to borrow. The criteria for a residential purchase and a buy to let investment are very different so this will be time well spent. When you have an idea of your budget you will be in a position where you will know exactly what type of property you can afford in your chosen area. This proactive approach will enable you to move quickly once you have found the right property.

 

Register with an agent

Once you have this information to hand then its time to register with an agent. Remember you are the client so you have every right to be fussy. Speak to your agent about what you are looking for and what types of properties you will not consider. There is nothing worse than an agent showing you unsuitable properties.

 

Make the offer

When you have found the property you like, make a prompt offer and be open and honest about your buying position and your finances. This will help the agent help you to speak to the vendor and put forward your offer in its best light.
